Problems regarding rent

      About two weeks ago we move in a nice place, atleast this is what we thinking before, the day we moved we realised that was a hole in the sealing, witch wasn’t there the moment we said yes to take it, allot of worker fingerprints and the walls dirty, bottles of wiskey and vodka everywhere,in the same day i went to tell them what is the problem, they said that is no problem , they sending somebody, two days later the rubish is not picked up, i call again, still nothing, and like this for two weeks, they are telling me the same ting every time
      If anybody knows where i can go or what i can do about this , beside waiting, btw we payed like 1200 euro for the flat, witch is not so cheep,

        who do you rent the property from? from a private landlord? or from an agency? did you sign up any contract?did you pay deposit?

            i would say take as much photos as possible of those damages now,it may become your future evidance.remember turn on the date on the camera

              i sign a contract, with a agency, i payed a deposit, 1200 euro, i went today to talk with Garda and they can’t do anything

                pictures, i have allot…….they can help alot, the guys from tha complain departament they made fun of me about them, like: “ohhh we Like the Pictures very much” i made a few today also, for the rubish

                  if you are renting the property from an agent, did you not sign off a document about the property conditions when you moved in? this document would make sure that the property should be in a good conditions before handed to you.
                  to be honest with you, some agents are not doing anything even though there are things needed to be fixed in the house.i have met once when i move down to cork and had a very terrible experience, so i just now get away from agency as hard as i could. by in the other hand, i found there is some great agency indeed,which i experienced once as well (but just before the unlucky one)
                  anyway, if i were you, i would go through every single lines of the contract,see whether or not can find anything to force them to do something.
                  if you are deciding to terminate the lease, you have to make sure you will get your deposit back-talk to the people in threshold see HOW you can terminate the contract in order to get all your deposit back. but before this, you can seek for help from ” threshold national housing” before go to PRTB.

                  but to be honest with you, if it looks like a normal wear and tear damage, i dont think they will go and re paint the wall for you, and if the hole doesnt cause a danger for living there, i would doubt that they will send epople to get it fixed. as for rubbish, it should be in your contract/agreement stating that who is responsible for the bins.
                  do keep the photos in case they retain your deposit by saying it was you who caused the damage. and ask for deposit receipt and montly rent receipt

                    Details of when and how payments for services are to be made must be set out in full in your rent book e.g. direct debit, meter, bill etc. All payments made must be receipted in full in the rent book, or by written receipt. Electricity and gas coin meters are set at a standard rate. If you think that the setting is too high, check it with the ESB or the Gas Co. landlords should not charge more than the standard rate for electricity and gas. They are entitled to recover the standing charge but not by including it in the calibration of the meter.

                    In some areas it is the practice of the ESB not to put the electricity account in a tenant’s name unless the tenant has a lease for a minimum period of one year.

                    A landlord is not entitled to disconnect the power or water supply.”

                      the things are getting better because we made them to feel scared of us, compared with the neighbors, which they didn’t say to much like they don’t even care, we tried to call for few days , but suprise, nobody there , so we went and talk with the manager, who already knew the problem very well, and she sent in that moment somebody to see the condition, of the hole, and she said that they paid for the rubbish, a fee like 1200 euro, nice no? so i hope the problems will be solved in the near future

                              some legal advice provided free of charge by experienced lawyers (volunteer) at certain evening hours once a week, you might get this info from threshold or citizens information.keep taking photographs!!!

                                Nothing changed , only a guy came yesterday to fix the shower from my neighbour who’s flooding us , after a day of working , he did nothing still water is coming in the living, we don’t have anything else to say or do, we’ve been unlucky, but for the fact that they don’t respect us for what we are, they gonna pay much more then they expected;)

                                  i’d say is better for you to move out,look for new accommodation, but make sure you can get your deposit back!!look for advices from threshold and prtb

                                    What an extraordinary story, what is the situation now? Did you move out? One thing I find really puzzling, you said that he flat was clean and undamaged when you went to look at it, how did the vodka bottles and the hole in the ceiling get there? What was the interim period between your viewing and moving in? When you signed with the agent did you sign an inventory and statement that the accommodation was in good condition?

                                      Maybe its time to start looking for a new apartment?
                                      I would suggest you bring along a native english speaking friend to the agency as they may think that since you are foreign that you will get tired of complaining.

                                        Hi everyone. I wish I saw it all before. A couple of days ago I have paid the eposit for the flat with that agency. We did not move in yet and I had no idea there is so much trouble with them. Yesterday one of my friends told me that there is a forum on the Polish web about that. The problem that people encounter with them are enormous. If you do not speak English you wont get any support fro the Polish people that work in there as well. I dont know what are we going to do šŸ™

                                          Just had a look at the letting agency’s website, they seem to specialise in non-nationals and people with social welfare rent allowance. In other words potentially the most vulnerable and easily exploited sections of society.

                                          To the last poster, you say that you have paid a deposit, when are you scheduled to move in? Looking on the bright side of things, your experience may be positive. However, to be prepared, all landlords are obliged to register with the PRTB, all registered propeties are listed on their website. Check to see if the address of your flat is registered, if not, contact the PRTB immediately. Do keep us posted on this one.
